New Pathway to Residential Property in New Zealand (not required for citizens of Australia or Singapore)
On 13 December 2025, the New Zealand Government passed an amendment to the Overseas Investment Act 2005, introducing a targeted new consent pathway for holders of the Active Investor Plus (AIP) Visa — as well as legacy Investor 1 and Investor 2 visa holders.
From early 2026, eligible AIP Visa holders will be able to purchase or build residential property (non-sensitive land) in New Zealand, provided the purchase price — or combined land and build cost — exceeds NZ$5 million.
This carefully calibrated change is designed to attract high-net-worth individuals who are already committed to investing significantly in New Zealand's economy, while having minimal impact on the broader housing market (as only around 1% of homes fall above this luxury threshold).
It's a positive step that deepens the connection for international investors and signals New Zealand's continued openness to quality foreign capital.
If you're exploring residency-by-investment options or considering how this might fit into your portfolio, the AIP Visa and these new property rules create some compelling opportunities.
